Below you will find an example and a brief explanation of the costs associated with selling your home. Please note these are some of the costs you may encounter depending on your specific situation. Use this as a guideline then talk with your lawyer who can provide a more realistic estimate for your particular situation.

Home Inspection Fee

A professional inspection of the home, top to bottom is generally for the benefit of the buyer. As a seller it is worth considering having an independent, professional opinion of your own. This might prevent any unwanted and embarrassing situations. A typical home inspection can cost anywhere from $300- $400, and is well worth the investment. If the home is older than 5 years a home inspection is a must for buyers. When hiring a home inspector, make sure the inspector has liability insurance, just in case a mistake is made. If you do not know a qualified Home Inspector, ask your RealtorŪ. He or she will be able to recommend at least 3 qualified home inspectors for you.

Legal Costs

A lawyer or notary will charge a fee for the professional services involved in reviewing all the documentation that will accompany the sale of your home. You no doubt have your own attorney but if not , ask your REALTORŪ. He or she will be able to recommend at least 3 real estate lawyers for you.

Closing Adjustments

An estimate should be made for closing adjustments for bills that you, the seller, have prepaid. These would include but not be restricted to such things as property taxes, utility bills, and other household related expenses. Any bills after the closing date are the purchaser's responsibility. Your lawyer/notary will let you know what they are exactly once the various searches have been completed.
