Building the Business


Julie Risi, Justin Risi, Vivian Risi and Michelle Risi The family team behind the success of Royal LePage Your Community Realty spans three generations — from Boomers to Millenials. Vivian Risi, along with her three children Michelle, Julie and Justin have a dynamic so rare that it's catching the attention of many business communities and leaders, leaving many curious as to how they are bridging the generational gap.
For 20 years, Vivian Risi, President/CEO worked hard at building a successful career in sales. Customer service was always at the forefront of what she did and she thrived on being able to negotiate for her clients. A single mom of three children, Vivian recalls the challenges she faced but knew that the only way to create the future she wanted for her and her family was to stay focused and work hard. She faced obstacles with perseverance and used her innate business sense to navigate her sales career. She maintained a passion for her clients while holding a bigger vision of one day creating a legacy for changing the landscape of real estate.

Bridging the Generation Gap

Vivian and her family represent the three most relevant generations in today's workforce — Baby Boomers, Generation X and Millennials. Instead of the weakening gap that most businesses are facing today, they bridge the gap by using those differences to create a powerhouse brokerage. "The secret to our success is first and foremost the foundation that was built by our mom. We embrace our individual styles and know that there is always room for growth and change." Michelle says. "Our mom enables us to be creative and carry out her vision", says Julie. "We meet weekly to listen to each other's ideas and strategize on how to bring them forward." Justin adds.

The brokerage business has certainly changed over the years. So how does this family-run business stay on top? Teamwork. "We each know our strengths and our differences are celebrated" Justin says. Justin and Michelle both hold Executive Vice President positions within the company, yet each devote their expertise to specific areas of the business. Michelle is President of the Real Estate Academy™, a division of the company focused on providing education and training to their sales force. Julie started the New Home Division for the company and Justin is Broker of Record for Mortgage Loans Canada, a Dominion Lending franchise which offers mortgage services to the agents and their clients. With Vivian at the helm of the operation, they collectively focus their talents, skills and expertise on growing the brand as a team. They understand and harness their unique ability of representing and communicating with their respective generational counterparts. "Their early years in the company offered them the ability to weave their skills and talents into the business" says Vivian. Today, we embrace the generational differences while remaining focused on our core vision and value of customer service and innovation".

A Little History

We currently have over 1000 REALTORS®, 10 office locations and over 60 support staff. The main focus of our company is the customer at all times. Vivian Risi, our founder has started small but by being consistent and working hard toward her dream, Your Community Realty became something more than a real estate company. Influenced by her father's passionate approach to homes and construction, she was drawn into real estate when she was 18-years old. She started off her business with 18 REALTORS® and with lots of hope. She followed her own ideas and best instincts when it came to the housing business and that's what helped Your Community Realty stand out from the crowd. A very social, community based establishment took shape from the little seed she planted in 1993. Today you know it as the Royal LePage - Your Community Realty.

Inspired by her vision of becoming a successful female entrepreneur- Vivian Risi founded Your Community Realty, Canada's #1* franchise for Royal LePage and #3 of all real estate brokerages in Canada**.

1974 marked her first year in the business as a real estate salesperson. Persevering through market challenges while raising a young family, Vivian quickly learned that creating success required hard work, persistence and a customer focused approach. Successfully helping her client base and putting their needs first is what earned her an award-winning Associate Broker status. In pursuit for more, Vivian followed her passions and decided to purchase and manage a small brokerage of 18 realtors in Richmond Hill. Leading by example of putting people need's first, Vivian transformed (grew) her brokerage from a small business to a market-dominating powerhouse. Today, Vivian along with her family proudly offer Your Community Realty - 1000 realtors strong and 10 fully-serviced locations around the GTA.

Her passion for building stronger communities and her belief in people helping people, is at the forefront of everything she does. In addition to running her successful brokerage business, she dedicates her time, energy and resources to helping over 30+ charities and causes every year. Justin Risi

Broker, Executive Vice President/Regional Manager

Justin's entry in the real estate industry began early on, where he spent much of his childhood exposed to real estate and land development. He quickly realized the exciting potential that the real estate industry offered, and began building his repertoire of skills and knowledge. Earning an Honors Bachelor in Economics as well as his Broker designation in real estate, Justin gained the knowledge he needed to realize his dream in the business world.

As President of Dominion Lending Mortgage Loans Canada, Justin began building relationships with professionals both in real estate and the finance sectors while offering tools and support to help realtors and clients with their real estate investments. A natural leader, negotiator and manager, Justin brings forth his portfolio of skills and knowledge as Executive Vice President and Regional Manager for Your Community Realty. Whether collaborating with the management team, guiding realtors in their business or contributing to company based projects, Justin brings his keen attention to detail and passion for customer service to the forefront of everything he does.

Jack Fusco

Broker, Manager - Head Office, Vaughan and Woodbridge Offices

Jack has been licensed for over 30 years, bringing with him knowledge and experience in real estate sales, legal and brokerage management. As a young paralegal, he worked hands-on to accumulate knowledge in everything from title searches, land assemblies and conveyance to power of sales, foreclosures and construction.

With over 100,000 hours of combined legal and real estate experience, Jack focused all that he knew into his own brokerage where he engaged in both residential and commercial transactions, and later on into successfully managing and operating high performing offices across the GTA. Experienced in mergers and acquisitions, negotiating, technology, commercial and training, Jack brings all that he knows into his role as manager for our Head Office and Woodbridge locations. Jack's management style is hands-on, and never misses an opportunity to connect, educate and mentor both new and seasoned realtors alike. Jack's creative and out-of the box thinking often finds him engaging in mastermind sessions, tasks forces, focus groups and committees both at the brokerage and the Toronto Real Estate Board level.

Gregory Istanbul

Broker, Manager - Richmond Hill Office

Gregory has been a licensed broker for over 40 years, spending much of his time devoted to his passion for real estate sales, property management, realtor education and training, and brokerage management. Today, in addition to managing at Head Office, he collaborates with our Real Estate Academy.'" to provide courses and workshops on some of the most important topics for business management, including Power of Sales, Agency Law, and Rules and Regulations.
